Spring Property Market Reality Check: Prices Falling, Investors Pause and Confidence Fading | Anthony Landahl on Ausbiz

Australia’s Spring selling season is traditionally one of the busiest periods of the year. But this year tells a very different story.

The latest Cotality Home Value Index shows national dwelling values have now fallen for six consecutive months and are 5.2% below their March 2026 peak. Sydney values are down 8.6% from their peak, while 97% of capital city suburbs recorded a fall in value over the three months to September.

At the same time, housing turnover is running 19.1% below a year ago, highlighting the drop in buyer confidence despite an increasing number of properties being available for sale. In this Ausbiz interview, Anthony Landahl discusses:

  • What the latest Cotality data is telling us about the Spring market
  • Why transaction volumes have slowed sharply
  • The cities and suburbs experiencing the biggest falls
  • Whether this is now a broad-based national correction
  • What investors are doing in response to softer conditions
  • Why rents continue to rise despite falling house prices
